Home Loans

The primary product offered by Aptus is aimed at addressing the long term housing finance needs of our customers. The housing loan could be for,

  • Construct a house/flat on the land owned
  • Purchase of a flat or a house from a builder
  • Construct or Purchase a house/flat on a second hand basis
  • Renovation or extension of a house

  • Loan amount

    While the minimum amount is Rs 5,00,000 Aptus would be primarily be focusing on the affordable housing segment where the customers are buying or building homes of value between Rs 6 lacs to Rs 30 lacs and looking for finance between Rs 5 - Rs 25 lacs.

    The loan amount in case of Loan against property and renovation of existing homes would be lesser and Aptus would look at financing these needs for minimum loan value of Rs 5 lacs.

    Tenure and Funding

    The maximum Tenure offered is 20 years and amount upto 85% of the Value of the Property.

    Interest Rate

    Aptus has put in place a transparent mechanism to fix the interest rate offered to the home loan customers. The interest rate offered to the customers is fixed based on the Aptus Base Rate. While offering the interest rate, Aptus would offer the following options to the customers.
    a. Floating
    b. Fixed

    The Fixed rate offered would be 0.5% -1% higher, to provide for the interest rate fluctuations.

    Base Rate Floating Fixed
    13.50% 14.5% - 15.50% 14.5% - 16%

    Schedule of Charges

    Processing Fee 2% of the Disbursement amount, this would be collected in two stages.
    (A) On Sanction, 1% of the sanctioned amount.
    (B) On Disbursement, the balance 1% of the disbursement amount.
    CERSAI Charge For Loan amount,
    up to Rs 5 Lacs - Rs 250/-
    Above Rs 5 Lacs - Rs 500 /-
    * Service Tax Charges as Applicable
    Cheque Bounce Charge Rs 500 /- per instance
    Delayed Payment Charge 2% per month
    Preclosure Charge
    Floating Interest Rate Nil charges
    Fixed Interest Rate Own Source – Nil charge
    Loan Transfer – 4% of the Principal outstanding
    Recovery / Legal Charge Actuals
    Stamp Duty & Registration Charge Actuals
    Commission Earned on Insurance products Nil
